Repair, maintain, or replace the slab?

  • Repair when the damage is limited to a few panels, a spalled edge, a settled section, or a trip lip. Individual panels can be saw-cut and replaced without touching the run, and a raised joint can often be ground or leveled instead of demolished.
  • Maintain when the slab is sound — seal control joints, keep water moving away from the base, and correct irrigation that’s soaking the subgrade. That’s the cheapest concrete work there is.
  • Replace when panels are broken through, differential settlement has made a run unsafe or non-compliant, the base has washed out, or reinforcement is exposed and corroding.

Trip hazards and liability

Vertical displacement at a sidewalk joint is one of the most common slip-and-fall claims on multifamily and commercial properties, and it’s one of the cheapest to eliminate. On accessible routes, a raised or settled panel can also put a property out of compliance. How we approach concrete in North Texas soil

  2. Prepare the base properly. Compacted, moisture-conditioned subgrade — not new concrete poured on the same soft spot.
  3. Reinforce and joint correctly. Appropriate reinforcement, thickness for the actual load, and control joints placed and cut on time so the slab cracks where we told it to.
  4. Cure it. Texas heat pulls water out of fresh concrete fast. Curing gets managed, not skipped.
