How we prep — the part that decides everything
- Wash. Pressure or soft wash to remove chalk, dirt, mildew, and loose material. Paint bonds to the surface it touches — if that surface is chalk, the paint leaves with it.
- Repair. Rotted wood, damaged siding, failed trim, and compromised sheathing get replaced, not painted over.
- Scrape and sand. Loose and peeling coating removed to a sound edge, feathered so the transition doesn’t telegraph through the new finish.
- Caulk and seal. Failed joints cut out and re-sealed with the right sealant for the joint movement — not a bead of latex over a moving joint.
- Prime. Bare wood, bare masonry, repairs, and stain-prone areas primed with the appropriate primer.
- Coat. Applied at the manufacturer’s specified spread rate and film thickness, in the right temperature and humidity window.
- Walk it. A punch walk with you before we call it done, and photo documentation at closeout.
Painting an occupied property
Most of our painting work happens on properties full of residents and tenants. That changes the job. We phase buildings so parking and entrances stay usable, post notice before we work a section, keep egress paths clear at all times, protect vehicles and landscaping, and clean the site every day rather than at the end of the project. Exterior painting in North Texas — common questions
How often does an exterior need repainting in North Texas?
Generally every 5 to 10 years, but it varies sharply by elevation. South- and west-facing walls take the most UV and typically fade, chalk, and fail years before the north side of the same building. A good repaint schedule prices the sun-exposed elevations on a shorter cycle rather than repainting everything at once.
Why did my last paint job fail so quickly?
Almost always prep. The most common causes are painting over chalked or dirty surfaces, skipping primer on bare wood or repairs, caulking a moving joint with the wrong sealant, and painting over rotted material instead of replacing it. The coating gets blamed, but the failure happened before the paint went on.
Do you repair rotted wood before painting?
Yes, and we will not skip it. Rotted fascia, soffit, trim, and siding get replaced before anything is coated. Painting over rot hides a problem that keeps growing and turns a repaint into a rebuild a few years later.
Can you paint an occupied apartment community?

Is exterior paint damage covered by hail insurance claims?
It can be. Hail commonly damages siding, trim, gutters and screens along with the roof, and that damage is frequently missed on a first adjuster walk. If you are already filing a roof claim it is worth having the full exterior documented at the same time. We document conditions and provide a scope of repair; we do not act as a public adjuster or negotiate your claim.
