Repair or Replace? How to Decide on Your North Texas Roof
It’s the question every homeowner eventually faces: is this roof worth repairing, or is it time to replace it? In North Texas — where sun, wind, and a long hail season age roofs faster than their warranty years suggest — it comes up sooner than most people expect. Here’s the honest framework we use at Banner to answer it.
Start with the right question
Almost any roof damage is technically repairable. So “can it be repaired?” is rarely the real question. The better question is whether repair or replacement makes more sense for your specific situation — a cost-and-lifespan decision, not a yes/no one. Three things drive the answer.
1. How much of the roof is affected
A good rule of thumb: when damage covers more than roughly 30–40% of the roof, repeated repairs usually end up costing more than a replacement would — and you’re left with a patchwork roof that keeps failing in new spots. Below that threshold, a targeted repair is often the smart, economical call.
2. The age and condition of what’s underneath
Shingles are only the visible layer. If the underlayment has failed or the decking has rotted from sustained water intrusion, new shingles over a compromised base won’t hold — the waterproofing is already gone. A roof in its first 10–15 years with localized damage is a strong repair candidate. A roof past 20 years with compounding issues — aging shingles plus worn flashing plus failing ventilation — is usually telling you it’s reached the end of its life.
3. How the math works against your deductible
If a storm is involved and you’re filing a claim, the interaction between repair cost and your insurance deductible matters. A reputable roofer will walk you through how those numbers work together so you can make an informed decision — without ever promising to “handle” or negotiate your claim, which Texas law reserves for licensed public adjusters. The honest middle option: maintenance
There’s a third path people forget. If your roof is fundamentally sound but showing early wear, a one-time Roof Refresh — resealing flashings, replacing aged pipe boots, swapping a few damaged shingles, and documenting the roof’s condition — can extend its life and buy you years before replacement is even on the table. That’s the “maintain” in our repair, maintain, replace approach: replacement is the last option, not the first.
