Repair, maintain, or replace the siding?
- Repair when the damage is localized — a hail-struck elevation, a rotted section under a leaking gutter, a few cracked boards, damaged trim. Individual boards and panels can be cut in and blended, especially on painted fiber cement and engineered wood.
- Maintain when the cladding is sound — caulk joints and penetrations on schedule, keep the paint film intact, and correct the drainage that’s wetting the wall. Most of that is inexpensive and buys years.
- Replace when rot is widespread, the sheathing behind is compromised, the product has failed as a system, or hail damage across elevations makes a patchwork repair look worse than a re-clad.

Chimney repair and flashing
Chimneys sit at the intersection of the roof and the wall, which makes them one of the most common leak sources on a house — and one of the most commonly misdiagnosed. Homeowners assume the chimney is leaking. Usually it is the flashing around it.
- Step and counter flashing — replacing corroded, caulk-patched, or improperly lapped flashing where the chimney meets the roof deck. Sealant is not flashing, and a bead of caulk over a bad detail buys you one season.
- Crown and cap repair — cracked crowns let water into the masonry from above; caps keep rain and animals out of the flue.
- Masonry and mortar — repointing deteriorated joints, replacing spalled brick, and sealing masonry that has been taking on water.
- Chimney chase and siding — rebuilding rotted chase framing and re-cladding chimney chases, which is where siding and chimney work overlap most often.
- Cricket and saddle installation — the small diverter behind a wide chimney that keeps water and debris from pooling against it. A lot of older DFW homes never got one.
