Waterproofing rarely fails all at once. It fails at a joint, a termination, a penetration, or a transition — and it usually shows up somewhere else entirely. Our team traces the leak to its actual source before writing a scope, because coating over the wrong surface is the most expensive way to not fix a leak.
What waterproofing work do we do?

Repair, maintain, or replace the system?
Waterproofing gets sold as replacement far more often than it needs to be. Our order of operations is the same one we use on roofs:
- Repair first. Isolated coating failures, blisters, delaminated patches, failed terminations, and split sealant joints can very often be cut out and re-detailed without touching the rest of the deck.
- Maintain second. Most deck coating systems are designed to receive a recoat well before the base layer is compromised. Recoating on schedule costs a fraction of a tear-off and resets the clock.
- Replace when it’s earned. When the substrate is saturated, the membrane has lost adhesion across the field, or the deck itself has structural damage, we say so plainly — and we show you the photos that led us there.

Why North Texas is hard on waterproofing
DFW puts unusual stress on exterior systems. Wide temperature swings drive constant expansion and contraction at every joint, so sealants that would last a decade in a mild climate fatigue and split here far sooner. Expansive clay soils shift with the wet-dry cycle, which moves foundations and opens cracks in walls and flatwork. Waterproofing in North Texas — common questions
How long does a deck or balcony coating last?
Most pedestrian traffic coatings are designed for roughly 7 to 10 years before they need recoating, though heavy traffic, direct sun, and standing water shorten that. The important part is that these systems are meant to be recoated on schedule — recoating before the base layer is compromised costs a fraction of a full tear-off and replacement.
Can waterproofing be repaired, or does it all have to be replaced?
Very often it can be repaired. Isolated blisters, delaminated patches, failed terminations, and split sealant joints can usually be cut out and re-detailed without touching the rest of the deck. We only recommend full replacement when the substrate is saturated, adhesion has failed across the field, or the deck has structural damage — and we show you the photos that led us there.
Why does my balcony leak when the coating looks fine?
Because most waterproofing failures happen at the edges, not the field. Terminations at the wall, door thresholds, railing post penetrations, drains, and scuppers are where water actually gets in. A coating can look perfect across the middle and still be letting water into the structure at a detail you cannot see from standing on it.
What is efflorescence and should I worry about it?
Efflorescence is the white, chalky mineral staining you see on masonry walls. It means water is moving through the wall and carrying salts to the surface as it evaporates. It is cosmetic on its own but it is a reliable signal that the wall assembly is taking on water somewhere, and it is worth investigating before it becomes interior damage.

Yes. We phase balcony and walkway work building by building so residents always have safe egress, post advance notice for anything affecting access, and keep the site clean daily. Your on-site staff gets a supervisor’s direct number.
How much does waterproofing cost?
It depends entirely on the system, the square footage, and how much repair the substrate needs first — which is why we assess and document before quoting. A sealant joint replacement is a small line item; a full traffic deck replacement across a community is a capital project. You will get a written scope with the pricing broken out either way.
