Windows are where the building envelope gets interrupted — and where a lot of leaks start. What window work do we do?

Repair the window or replace it?

Same principle we apply to roofs. Replacement is not the automatic answer.

  • Repair when the frame is sound and the problem is a failed seal, a broken balance or crank, damaged hardware, a single cracked pane, or deteriorated exterior sealant. A fogged insulated glass unit can usually be swapped on its own for a fraction of a full replacement.
  • Maintain when the units are still performing — annual sealant inspection, weep hole clearing, weatherstripping, and hardware service extend a window’s life considerably.
  • Replace when frames are rotted or corroded, the units no longer operate or lock, water is entering through the frame rather than around it, or when energy performance across a whole property justifies a package.

Signs a window needs attention

  • Fog, haze, or visible moisture between the panes — the insulated glass seal has failed
  • Water staining on the wall or floor below the window after rain
  • Sealant at the perimeter that has cracked, shrunk, or pulled away from the frame
  • Soft or discolored trim, sill, or drywall at the window opening
  • Windows that stick, won’t lock, or won’t stay open
  • Noticeable drafts or a room that runs hot on the west side all summer

Window replacement in North Texas — common questions

My windows are foggy between the panes. Do I need new windows?

Usually not. Fog or moisture between the panes means the insulated glass unit’s seal has failed — and on most modern windows that glass unit can be replaced on its own, without replacing the frame or the whole window, for a fraction of the cost. If the frame is sound, replacing the glass is the right call.

When does a window actually need to be replaced?
